Based on neighborhood input, Avalon Group made multiple adjustments to it's original plan. We will let everyone know once a revised timeline is available.
How Big Will The Homes Be?
The single family homes wil be sized at 1,600 to 3,000 sf w/garage.
What Is The Accessory Dwelling Unit (ADU) Option?
The ADU option allows owners to install a small kitchenette in one of the existing bedrooms. The ADU is not a separate house. For example, a 3-bedroom home has the option to convert one of the bedrooms into an ADU, making the home a 2-bedroom with an ADU. Most single-family homes have the ADU option.
How Much Parking Will Be Provided?
The single-family homes will have space for 4 vehicles, with 42 Guest parking stalls.
What Amenities Are Included?
Aria Lane will include a children's playground, a walking and bike path, a dog park, co-working space, and other active recreational park space.
Who Can Apply For The Affordable Housing Units?
In accordance with the 2024 City and County of Honolulu Affordable Housing Guidelines, lofts will be reserved for those earning up to 100% and 120% of the Average Median Income ("AMI") for household sizes of 2 to 5 people. How Will Traffic Be Handled During Construction?
Avalon will address this in a Construction Management Plan ("CMP"). A CMP will include discussions on public outreach, construction phasing, traffic circulation, and construction parking.
What Is Being Done To Mitigate Traffic Impacts?
Avalon engaged Wilson Okamoto Corporation (Traffic Engineer) to conduct a traffic study for the project site. Avalon is currently in the preliminary phase of its project design and will continue to work with Wilson Okamoto to evaluate current traffic conditions and receive feedback from the community and neighbors to try to implement best practices within Avalon's control.
