Davies Pacific Center Plans Conversion To Condos

The Davies Pacific Center in downtown Honolulu is being converted into a mixed-use building with residential and commercial space. The developer, Avalon Group, plans to convert 17 floors of the 22-story building into 442 apartment units, 26 per floor. The first five floors will remain as office condos.

The mostly one-bedroom units will cost between $550,000 and $650,000 and include a few studios and two-bedroom as well. Prices will be geared towards workforce housing. A Sales Gallery is expected to open by the end of the year, with buildout expected to be completed in early 2025.

The conversion of the Davies Pacific Center is part of a larger trend of office-to-residential conversions in Honolulu. The pandemic has led to a decline in the demand for office space, as more people are working from home. This has created an opportunity for developers to convert empty office buildings into much needed residential housing.
