Leasing Has Begun For The Commercial Spaces At The Park On Keeaumoku

Leasing has officially begun for the commercial spaces within The Park on Keeaumoku, an expansive mixed-use development spanning approximately 3.5 acres in Honolulu’s Ala Moana neighborhood. Situated along Keeaumoku Street between Liona and Rycroft streets, this highly anticipated project is redefining urban living in the area.

The Park on Keeaumoku will feature 972 residential units, including 826 market-rate condominiums and 146 affordable housing units, complemented by 80,000 square feet of commercial space. These commercial spaces are spread across the first two floors of the project’s two 44-story towers and an adjoining mid-rise structure. Additionally, the development boasts a half-acre park designed to enhance community living.

This landmark project is spearheaded by Keeaumoku Development LLC, owned by Nan Chul Shin, who also owns Nan Inc., the general contractor for the project.

According to a leasing brochure from CBRE, the development includes an 11,200-square-foot dining hall located on the ground floor of the Liona Tower. This dining hall will cater to both residents and visitors with its indoor and outdoor seating areas, featuring multiple restaurants and a full-service bar. The Rycroft Tower, on the other hand, offers nine ground-floor commercial spaces equipped with infrastructure and over 500 square feet of exterior space.

Available spaces within the development range from 220 to over 5,079 square feet, and 188 parking stalls are dedicated specifically for customers, ensuring convenience and accessibility for visitors.

Wyeth Matsubara, Chief Operating Officer of Keeaumoku Development and a vice president at Nan Inc., shared updates with Pacific Business News. He noted that the majority of the commercial tenants will be food-service businesses. The first-floor food court in the Liona Tower is nearly fully leased, with confirmed tenants including Feast Restaurant, King of Thai Boat Noodles, Hatsuhana, Soul Chicken, and Ninja Sushi. Additionally, all office spaces on the second floor of the Liona Tower have been leased to tenants such as dental practices, real estate companies, co-working spaces, and more.

In the Rycroft Tower, standalone restaurants have been leased to a variety of tenants, including Vietnamese, Chinese, and pizza eateries, as well as local plate lunch vendors and a bank. Negotiations are ongoing for additional tenants.

Construction of The Park on Keeaumoku began in August 2022, and significant progress has been made. Both towers were topped off during the summer of 2024, marking a major milestone. Matsubara confirmed that the project remains on schedule, with completion anticipated by the end of 2025. Installation of glazing, windows, appliances, and flooring is well underway for the 972 residential units.

The parking and recreation deck is also on track for completion by the end of this year, further enhancing the amenities available to residents and visitors. Once completed, The Park on Keeaumoku will offer a vibrant, modern community that combines residential living, commercial opportunities, and recreational spaces in the heart of Honolulu.
